Once your agreement is fully signed, you pay the first month’s rent by card on Student Spots to activate it. Stripe processes the payment. You pay the rent on your agreement and nothing more. Every month after that is paid directly to your sublessor or landlord, not through Student Spots.

Estimate only. The listing fee is $50 per opening, charged when you publish. If no agreement signs, that is all you pay. Card processing (2.9% + $0.30) is passed through at cost on the first month's rent. You see the exact amounts before you publish and again before you sign.

No security deposits, no rent skim. Student Spots doesn't hold your security deposit. That stays between you and the other party, as your lease describes. Only the first month's rent is paid on Student Spots, through Stripe. Every month after that goes directly between renter and host, and we don't take a cut of it.
Listing a unit as a landlord? There's no listing fee. You pay 5% of total rent over the term only when a lease signs, taken from the first-month payout. See landlord pricing or tell us about your building.
Cancellations and refunds

What happens to each payment when a deal falls through.

Cancel before the first payment
On a sublease, either side can cancel a signed agreement before the first month’s rent is paid, without penalty. No rent has been charged at that point.
Listing fee
Charged when you publish, and not refundable after that. Drafts are free. If no agreement signs, the listing fee is all you pay.
First month’s rent
If a refund is required by law, or your host agrees to one, we process it through Stripe and the renter gets back everything they paid, out of the host’s Stripe balance. Stripe doesn’t return its card processing fee on a refund, so that stays the host’s cost. So does the Student Spots agreement fee or lease commission, unless the agreement fee is refunded inside its window.
